Yes! Residents are allowed up to two pets per unit. Maximum weight per pet is 35 lbs. No aggressive breeds or exotic animals permitted. A non-refundable $350 pet fee is required with monthly $30 pet rent per pet. All pets must be disclosed on the application and such pets will be considered in the application process. No pets other than those disclosed on the application may be kept at the property. We require EVERYONE to complete a third-party screening and review process through petscreening.com; any applicable registration charges will be handled directly through their platform. The following dog breeds and all variations thereof are restricted and not approved: Akita, Alaskan Malamute, American Staffordshire Terrier, American Wolf, Chow Chow, Doberman Pinscher, German Shepherd, Great Dane, Husky, Irish Wolfhound, Keeshond, Mastiff, Pit Bull and Presa Canario. Management reserves the right to deny pets based on character, behavior and other traits. Parking is free on a first-come, first-served basis, and reserved parking is optional.

The minimum credit score for applicants is 550. ​

Lease options range from 7 to 13 months; premiums apply to available terms shorter than 12 months. Advertised starting rents and calculator quotes may use a 12-month term. The current one-month-free offer applies to the first full month’s rent on a qualifying 13-month lease with move-in by December 31, 2026. ​Yes. Renter's liability insurance with minimum coverage of $100,000 IS REQUIRED. ​

A $65 application fee and a $250 administration fee are required. Application fees are non-refundable. The security deposit starts at $500. A higher security deposit may be required based on screening results. Confirm your final deposit amount and payment requirements with our leasing team. Any eligible promotion-related fee credit is applied only under its confirmed approval and lease conditions.

Residents may have a reserved parking spot for $20 a month. Guest parking is available on a first-come, first-served basis and is intended for short-term use only. Overnight parking in guest spaces is not permitted. ​

No. ​Smoking inside the unit is strictly prohibited.  You must be a minimum 25 FEET away from building. NO SMOKING ON IN/AROUND STAIRS OR STAIRWELLS AND BREEZEWAYS. NO SMOKING IN/NEAR TOT LOT, POOL OR CLUBHOUSE.

Required monthly fees include $30 valet trash, $15 mandatory credit reporting and $5 pest control, plus water/sewer of $50 for Aria, $60 for Bellagio or $70 for the reviewed two-bedroom layout. These total $100, $110 or $120 respectively before any unit-specific charges. Confirm any additional amenity charge in your selected home’s quote.
